NOT so long ago, there was a surge of interest in the idea of selling
your home yourself as a way to cut out the sometimes astronomical
commissions charged by many estate agencies. Thanks to websites like
www.privateseller.ie homeowners can advertise their properties
themselves for a nominal fee and avoid paying commissions of between
1-2pc to agencies, which could result in average savings of €6,000.
"While we are obviously quieter in the last 18 months than in the
previous three years, sellers that wouldn't have considered selling
privately in the past are now changing their minds with a lot of
success," says Fiona Mc Loughlin of Privateseller.ie.
"Almost 70pc of the properties listed on our website were previously
listed with an estate agent who failed to sell the property and we're
successfully selling those properties". There are no hard statistics
on private sales in Ireland, but it is estimated that in the UK private
sales now make up about 10pc of the overall market. In the current
stagnant market, you could also consider property swapping, says Liz
O'Kane, a professional house hunter.
"Estate agents fees, which can be up to 2pc of the price of the
property depending on where you live, are eliminated", she says.
"Financial approval is not required.
"At least half a dozen have done it successfully and happily since last May via myswap.ie" she adds .
